
James Marzouk is a Co-Founder and Principal of Sweetzer Capital, a next-generation hospitality group and investor focused on scaling best-in-class consumer brands. He leads brand strategy and partnerships, playing an active role in deal execution, brand positioning, and strategic growth. The firm most recently partnered with Pop Up Bagels to lead the expansion strategy for the entirety of Los Angeles and Orange counties.
Prior to founding Sweetzer Capital, James was an investor at CIM Group, a Los Angeles-based private equity firm with $30 billion in assets under management. While at CIM, he sourced, evaluated, and executed over $1 billion in transactions across major U.S. markets—including the $255 million acquisition of a 1,012-unit community in Phoenix, the largest market-rate multifamily deal in the city’s history.
In addition to his professional work, James serves as a board member for both United Hatzalah and Magen David Adom, and is a member of the U.S. Green Building Council.
He is a graduate of Beverly Hills High School and the University of Southern California, where he earned a Bachelor of Science in Real Estate Development with a minor in Finance.
