The ripple effect is even greater for new home construction, economists say. Not only do buyers spend more after a sale, but the construction phase also generates hundreds of well paying jobs for builders, architects and material suppliers.
Home prices will rise slowly over the next year, said Richard Green, director of USC's Lusk Center for Real Estate. That's appropriate, given the relatively slow growth in personal income, he said.
"We are now probably in the most normal housing market we have been in for 12, 13 years," he said.
In a separate report, the USC Lusk Center for Real Estate released its Casden Real Estate Economics multifamily forecast, saying San Diego’s vacancy rate had dipped to “an almost absurd 2.3 percent” in the second quarter, based on projects of 15-20 units.
